This is the very question I was asking myself back in 2006.
I had started my own CPA practice, was a busy husband and father doing all the traditional things to to build wealth: stock market investments, single-family homes, commercial rentals, etc.
This was when I realized after doing the math that even if my portfolio managed to earn 8 to 10 % annual growth and I kept paying down my investment properties, at this rate I would have to continue working for another 20 to 30 years before experiencing true financial freedom.
I started to realize that there must be a better and smarter way to monetize these assets, not just sit on them for 20-30 years and then cash out.
The long-term growth and appreciation was great, but if I could find that asset that provided both growth and real cash flow right now, I would jump on it!
It had to exist and guess what, it does!
I bought my first mobile home park (MHP) in 2006 and never looked back.
As a matter of fact, I sold all of my single-family units (SFU) and purchased/developed 6 other MHPs. Since then I have not purchased and would not purchase another SFU as long as MHP exists.
